A Chelsea move-out should begin with three documents: the check-in inventory, the complete room list and the confirmed service scope. Pack and remove belongings, finish contractor visits and leave each included space accessible. This creates a stable handover condition before the final inspection is arranged.
The fixed bands start at £156 for a studio, including VAT, oven treatment, detergents and equipment. The published prices are £198 for one bedroom, £232 for two, £267 for three and £349 for four. Properties with five or more bedrooms receive an individual quote.
This is a vacant-property handover rather than a timed domestic visit. The confirmed scope covers accessible surfaces, empty storage, kitchen and bathroom detail, the oven, internal windows, frames and sills, plus vacuuming and mopping appropriate floors.
Carpet extraction remains optional and visible as a separate line: £27 for a studio or one-bedroom property, £32 for two bedrooms, £35 for three and £42 for four. External windows, upholstery, restoration, repairs and undeclared rooms are not silently added to the base band.
Chelsea contains Georgian terraces as well as four and five-storey red-brick mansion housing. Bedroom count is therefore the public starting point, while unusual floor area, extra bathrooms, several receptions or internal levels must be declared before the quote is confirmed. The aim is a complete agreed scope, not a promise about a landlord’s deposit decision.
Read the check-in inventory before cleaning begins. Mark every comment about cleanliness, existing scale, stains, scratches, chips, failed sealant, worn coatings or appliance condition. The check-out target is the agreed cleaning standard within the booked scope, not an invented “luxury” standard that ignores the starting record.
Separate removable soil from physical condition. Grease, dust, soap residue and accessible limescale may be cleaning items where the surface safely permits. Etching, damaged grout, discolouration inside a failed seal, worn varnish and permanent marks belong in the condition record.
List every bedroom, bathroom, cloakroom, reception, utility area, internal stair and storage space included in the tenancy. State whether furniture remains and identify natural stone, sealed timber, parquet, decorative metal or delicate appliance finishes before a product is chosen.
Complete removals and trades before the clean, keep water and electricity available, empty and defrost refrigeration, and arrange the check-out after the cleaning window. Re-entry by movers, contractors or new occupants can create marks that were not present when the team finished.
Your home is your fortress. But even “fortresses” need to be cleaned. Otherwise, you risk a multitude of health problems caused by mould and dust, as well as pests. We help you manage those risks and keep your home clean and comfortable. All the while saving you time so you can focus on the things you enjoy.
We stand for excellence in both cleaning and customer care. Thus, we ensure you will receive the best customer care in the industry. Instead of an anonymous call centre, standing on hold and talking to different people who don’t care, you get a Samyx Cleaning representative responsible for your case.
We’re not the cheapest cleaning company in London and there’s a reason for that. We take extra care to ensure every customer receives a thorough cleaning service. We’d rather have fewer, yet happier clients than treating you like “just another job”. You get the best value for your money.

The template table shows the VAT-inclusive cleaning band by bedroom count. Oven cleaning, internal windows, detergents and equipment are included in the base scope. Optional carpet extraction is shown separately so the full booked total is visible before confirmation.

All cleaning materials and equipment are included in the final price. Every end of tenancy booking carries a 72-hour re-clean: if the check-out report flags an item on the agreed checklist, the team returns and puts it right at no charge. |

Ask for individual review when bedroom count does not represent the actual work: several reception rooms, multiple internal floors, extra bathrooms, extensive dressing or utility space, remaining furniture, difficult access or a footprint well beyond a typical flat. Send a room list and clear photographs before booking.
Internal windows, frames and sills are included. Low, safely accessible external glass can only be considered separately by prior agreement. Permanent marks, repairs, high-level access and restoration remain outside a normal tenancy-clean scope.
Photographs should show the full room and the feature that changes the workload, not only a close-up. Include the number of ovens, refrigeration units, bathrooms, shower screens, internal staircases and furnished zones. This gives the booking team evidence for the quote before the property is empty and the handover clock is running.

Pass one, remove agreed soil: work through the booked rooms by system. Degrease the oven and kitchen, clean inside empty cupboards and drawers, treat removable bathroom residue, wipe accessible joinery and internal glass, then finish floors without re-contaminating completed areas.
Pass two, compare with the record: review the result against the check-in inventory and booked room list. Confirm that each included appliance, wet area, storage zone, internal window and floor route has been addressed. Photograph only what is needed to explain an unresolved condition or a scope question.
Do not convert condition into cleaning: if a mark remains after a safe method, record it rather than escalating products or abrasion. The tenant, landlord or agent decides condition and deposit matters; the cleaner assesses whether an agreed cleaning task was completed.
Close the route: check that cupboards and appliances are left in the agreed state, floors are dry enough for the handover route and no contractor or removal team is due to re-enter completed rooms. Record the finish time and the person responsible for securing the property.
The legacy Estate agents field is used here as a normal text section. Keep the booking confirmation, agreed room list, optional carpet line, VAT receipt, check-in inventory and check-out report together. This shows the commissioned work without claiming that Samyx controls a landlord, agent or deposit scheme.
If the report identifies a cleaning omission within the booked scope, send the relevant page and clear photographs within 72 hours. Name the room, surface and missed item. Leave the area unchanged where practical so the team can assess the same condition described by the report.
The 72-hour process is for supported cleaning items, not wear, damage, maintenance, new marks after the team left or work outside the confirmed scope. Samyx can assess and, where applicable, re-clean an omission; it cannot guarantee the deposit decision.
Record who can authorise access if a return is needed and how the empty property will be secured. A concise evidence pack makes the response faster than a general complaint without a room, image or inventory reference.
Chelsea’s terraces and mansion blocks can place older joinery, decorative details and traditional floors beside replacement kitchens and modern bathrooms. Identify the actual material rather than selecting a method from the apparent age or value of the property.
Record marble and other natural stone, parquet or sealed timber, decorative metal, older paintwork, delicate glazing and manufacturer restrictions. Use suitable moisture and product levels on accessible surfaces. Cleaning can remove compatible soil; it cannot repair a scratched coating, failed seal, cracked grout or etched stone.
Internal windows, frames and sills are part of the standard scope. High or unsafe access is not. Low, safely accessible external work requires separate agreement, and shared corridors, lifts or entrance halls belong to a communal contract rather than the private tenancy unless expressly booked.
If a finish cannot be treated safely, leave a precise note for the handover file. That is stronger evidence than an aggressive method that changes the material and creates a new condition issue immediately before check-out.
Where a manufacturer label or property note gives a method restriction, keep it with the room record. A controlled exception is easier to explain at check-out than an undocumented attempt to force every surface into the same visual result.
