The client booked End of Tenancy Cleaning for their 3-bedroom, 2-bathroom house in Hammersmith, W6. With a £3800 monthly rent and a security deposit of £5700, the potential losses were nothing to scoff at. Especially when a £365 can reclaim it.
Moving is a complicated process with a lot of moving (pun intended) parts. And sometimes, a single gearwheel is enough to break down the entire machine. This is exactly what happened in this case.

One of the “pesky” requirements to perform an end of tenancy cleaning is the property needs to be empty. Imagine what happens if we clean a home before all the stuff is moved out – it would be mayhem.
First off, we wouldn’t be able to clean properly. Have you ever tried moving a wardrobe to clean behind and under it? Exactly.
Second, even if we did manage to clean the property, the movers would make a mess while moving the furniture. There’s always a mess when furniture gets moved.
So imagine our surprise when the team showed up at the property and none of the furniture was moved out. It turned out the moving company was late.
Since it wasn’t our fault we couldn’t do our jobs, as per our terms and conditions, we could’ve left and kept half the money we’d charged for the service for our troubles.
However, we decided the decent thing to do was to empathise with our client. It wasn’t our fault the moving company was, but neither was it theirs. So we offered a different time slot the next day.
The client refused. It turned out the inventory check was the next day so they’d lose the deposit if the service wasn’t performed the same day.
Our last ditch effort was to offer a late-night cleaning (at extra charge for the overtime). The client agreed so we got back and cleaned the property in the evening.
The task was challenging. Not only was the team exhausted after a long day of grueling labour (end of tenancy cleaning is not as easy as we make it look), but we had to clean using artificial light. This is not ideal because artificial lighting can sometimes hide certain spots and stains.
Even so, the inventory check was the next day so we had to do our best. We were almost certain the client would evoke the guarantee. However, when the inventory check passed, the property manager was extremely happy with the quality of the cleaning job.
The client their full deposit back.
